If I had my time again, I would build a Passivhaus - probably timber framed, rockwool insulated (not celotex, although that is more efficient), clad in wood-effect weatherboard made from recycled plastic bottles. Rainwater harvesting, solar PV roof, the whole nine yards.

Affordable, and repeatable on different lots—rotated, mirrored—and still able to meet Passivhaus by moving a couple windows.
