Hot mix lands at around 300 degrees and gives you roughly twenty minutes before it stops moving. The two men with rakes are the reason the driveway comes out flat.

Bar is a big presence on site. We may have overcorrected.
The small one is driving out to see the finished job. Follow for the rest.

Two contractors got the same vague brief and filled the gaps their own way. The gap is in your scope, not their price. Ask both what is excluded and watch which one has the list ready.

Weeds through every paver joint. Pavers lifted out, new frame built, Trex down. Now it is where the family eats.

Set it down for one second and it enters witness protection.
Last known location: the table. Last confirmed sighting: that moment.

On time is the one nobody expects from a contractor, so we will take it.
Kitchen remodel in Bellevue. Thanks Kiyara.

Wet insulation, moisture under floors, damp inside cabinets. If your house took water last December, dry weather is the time to check underneath. October to April is the window here.

Final reveal. Rooftop deck in Seattle, no street parking, a road too narrow for material. And it sits on a TPO roof, where one wrong fastener means a leak rather than a repair.

Drafting tables, CAD, rendering. All invented so somebody could see the thing before building it. Homeowners got skipped, still handed a four-inch tile sample. Free 3D with every remodel.

Bellevue required every ADU to be attached to the main house. That changed July 1, 2025. Detached cottages now allowed, up to 1,200 sq ft. State law lets most lots hold two. 🔨

If the city values my job higher than your bid, who absorbs the difference? SDCI prices permits off its own valuation, not your quote. Whoever has thought about it will have an answer.

Part three. The owner's tenant lives between us and the job, so materials, crew and timing all work around somebody who never hired us. Final reveal next Friday, follow so you catch it.

Weather had turned this Bellevue deck flat and grey. The boards were sound, so it came back to bare wood and got restained rather than replaced. Furniture out, planters out, all back after.

For us, it is arithmetic. One crew per kitchen, demo to punch list, so we take fewer jobs. For a lot of people, it is a countdown to getting your number before you see a price.

Kyle's deck looked fine from the top. The framing underneath told a different story.

Rebuilt in Trex composite. Soap and water from here. AI recreated the build; the job is real.

Before you renovate, don't just demolish. Own and live in the home?

You can survey it yourself. Rental, condo, or demo? You need a certified inspector. The owner gets fined. 🔨
